What is the exact meaning of the word (TAPU) or title deed?

It is a proof or official document proving a person’s ownership of a property within Turkish territory, which includes a detailed explanation within (the document) of information about the property and is the last stage of the purchase of the property in Turkey, and it is obtained when the entire amount of the property is paid either when paying The amount of the property is cash, or upon completion of the payment of all installments resulting from the property.

TAPU content:

4- A personal photo of the property owner.

Types of tapu:

1- Real estate easement:

5- Land Deed:

According to the trader in the land sale market in Turkey, there are two types of land (agricultural lands) that are suitable for construction at 10% of the total land area and (construction or residential lands) that allow construction on them within larger areas.

Both types are dependent on a reconstruction plan by the country’s municipalities, which clarifies the extent of the land’s viability to build on, and whether the land is part of future plans to build gardens or a road through it.

Therefore, before completing the land purchase transaction, it is necessary to ascertain from the municipality of its region about the extent of its viability.

6- Post Deed:

This type of bond is used for a certain period, and the property owner has the right during this period (sale – purchase – lease) of the property.

7- Common Land Registry:

This type of taboo depends on buying a single property by several people and registering the property in all their names, with an indication of the share or percentage of ownership of each person, whether they are equal or different shares.

In the event that one of the parties wishes to sell his share, he will not be able to obtain without the consent of the other partners.

8- Commercial Register:

This type of records is used on non-residential properties but rather of a commercial nature (shops – offices) where clarification is made about the purpose of using this property, with all property information mentioned (the size of the property – its type – the name of the owner – the location).

Tapu fees

It is the one that is paid when the full amount of the apartment is paid, in the event that the apartment is paid in cash, it is paid directly, and in the event of payment by installments, the Tabu fee is paid upon completion of the due installments, the property owner pays 4% of the total property price (paid once Just).
